Description of our home.  (25 Rue des Ruisseaux, Knowlton Quebec) Eastern Townships  $725,000

This house is totally unique, so many customizations and a whole lot of love poured into it.  I am asking $725,000 for the house.  Our home is turn key, ready to move in.  Our house is one of the most unique homes you will ever see.  It is situated on 10,000 square feet of land but it also backs onto 75 acres of protected natural habitat.  It is controlled electronically throughout the house, with dimmer switches everywhere, ceiling fans are controlled with remote controls, the speed on the fireplace fan is controlled by a dimmer switch on the wall, Alexa controlled switches, lights, garage door, pond, exterior lights etc.  There is also an incredible light show in the back of the property after dark.  The entire house is heated with electric baseboard heaters with separate programmable thermostats.  There is also a heat pump that provides both heat and air conditioning at a fraction of the cost of baseboard heaters.  The fireplace insert also heats the house during power outages. The garage is a 20 foot by 24 foot 2 car garage with a 16 foot by 8 foot high garage door, 9 foot ceilings and a 20 foot by 10 foot upper loft.  The roof on the house, the garage and lower deck are all corrugated metal roofing.   The lower deck is 18 feet by 8 feet, covered with a corrugated metal roof and made of treated lumber.  There is a 30 foot upper deck (composite decking - low maintenance) with 2 patio doors, 1 leading into the master bedroom and the second leading into the dining room. There is also a full length glass door in the kitchen with a retractable screen leading out to the same deck. There are 2 driveways, enough parking for 8 cars and 2 more in the garage.

The double chimney outside (20 feet tall), built in 2008, is  made of stacked stone, the huge fireplace with fireplace insert in the living room was also made with stacked stone.  The previous owner's father was a stone mason, his workmanship is incredible.  The mantle itself is an 8 foot piece of Pennsylvania Bluestone.  The walk-in upstairs shower is approx 5 feet by 5 feet and is made of slate with a 12 inch rainfall shower head.  The soaker tub surround and second shower is also finished in the same slate stone with a smaller rainfall shower head.  The front foyer is 10 ft 6 inches long by 8 feet 4 inches wide.  The walls are solid cedar and the floor is hardwood.   The 3 outdoor stairs leading into the house are approx 3 feet long by 2 feet wide and are made of large blocks of solid stone (no maintenance).  There is a custom made wrought iron railing that curves around the steps.  There is a new glass insert installed on the front door as well as side panels on each side of the door itself.  There is a retractable screen door on the outside of the front door.  There are 2 french style, solid pine pocket doors between the main house and the front entrance.  The doors disappear into the walls when open.

Once you enter the main part of the house the first thing you will notice is that it is a very large, open space.  The living room, fireplace etc are on the right side of the space, the dining room is straight ahead, the smaller bedroom is on the left side of the space, the bathroom is in the middle and the master bedroom is the last room on that side of the house.  All the floors in this area are solid pine except for the main bathroom which is slate.  The upper deck runs the entire length of the house and is finished with low maintenance composite wood.  The stairs are made with composite wood as well.  The kitchen is a galley kitchen with plenty of drawers and doors and storage space.  The kitchen has been recently remodelled with new solid maple drawers and doors.  A new double sink and kitchen faucet was recently installed as well.  The flooring is the same natural stone as the bathroom floor.

The basement stairs are solid wood, open style.  The landing is solid pine with a large double wide window at the bottom of the stairs.  A linen closet and a separate pantry are both built into the walls at the bottom of the stairs.  The basement floors are all unique, composite flooring.  There is a large open living space as you enter the basement .  This space which measures 26 feet by 18 feet consists of a huge lounge area and 2 office spaces.  There is a large wood stove/electric fireplace with a stone wall behind it and a 16 foot mantel that opens up for storage.  Behind the fireplace there is a 3/4 height wall with an 8 ft by 8 ft storage room with 3, 8 foot long, 2 foot wide shelving units for storage.  On the wall leading into that space I have a small fridge (32 inches by 20 inches) and a small front loading freezer (32 inches by 20 inches) built right into the wall.  Next to the storage space is a good size office and a smaller office diagonal to that.  Next to the office spaces is a good sized workshop/utility room.  The utility room contains all the electrical connections, the hot water tank, central vac, water recirculation pump, generator switch etc.  Next to the utility room is the downstairs bathroom.  It contains all the essentials as well as a glass shower stall.  The washer, dryer, clothes folding table, storage closet, stainless steel laundry sink are also contained in that space.  The flooring is the same flooring that is in the rest of the downstairs living space.  Next to the bathroom is a large 3rd bedroom which measures 18 feet long by 10 1/2 feet wide.  There is a huge walk in closet (10.5 feet wide by 4 feet deep) in that room, a separate sewing space, 2 sleigh beds, a dresser, a wicker chair etc.  There are extra large windows in the bedroom, the bathroom, the utility room and at the bottom of the stairs.  The foundation was built in 2007 and is in perfect condition.  The eavestroughs are all new and all have leaf guards installed on them.  This house is a low maintenance, turn key, much loved home.  If you love country life, lots of land, a lot of nature, close to all amenities, this may be the home for you.  Not only is our house within minutes of Lac Brome for those summer activities at the beach but it is also close to 3 different ski hills for the winter activities. Knowlton is a welcoming, close knit community centered around a magnificent lake, close to a multitude of ski hills, mountains, streams, wineries, small shops, and a close commute to Montreal, Sherbrooke and Vermont.  This might be the ultimate home for you.
